How we work on every roof

Eight ways we keep a Largo roof working

Most roofs need one or two of these, not all eight. The visit tells us which.

  • The roof of a building against the sky

    Asphalt Shingle Roof Rejuvenation

A plant-oil treatment that softens baked, brittle asphalt so the shingles flex again and keep their granules.

  • Two men working on the roof of a house

    Roof Rejuvenation Assessment

An up-close check of flexibility, granule loss, fasteners and flashing that tells you what the roof needs, and what it does not.

  • A person in a blue shirt installing flashing on a grey house roof

    Pre-Treatment Roof Tune-Up

Bare nails sealed, flashing tightened, vents and boots secured, loose or missing shingles replaced, so the treatment goes onto a tidy roof.

  • A close-up of moss growing on a roof

Roof Soft Washing & Algae Stain Removal

Low-pressure washing that lifts black algae streaks, moss and grime off the roof without blasting the granules away.

  • Rainwater falling from the edge of a roof

    Roof Re-Treatment & Maintenance Plans

Scheduled check-ins and repeat treatments, timed by how your roof is actually ageing rather than by a fixed calendar.

  • A low-angle view of a white church

    Commercial & HOA Roof Rejuvenation

Treatment programs for townhome rows, condo blocks, churches and light-commercial shingle roofs, phased to suit the property.

  • A white and brown house near green trees

Roof Rejuvenation for Home Sellers & Buyers

For sellers before listing and buyers after an inspection: a clear answer on an older roof, and treatment where it fits.

  • A close-up of brown clay roof tiles

    Tile Roof Cleaning & Sealing

Concrete and clay tile cleaned of stains and growth, then clear-sealed to slow water uptake and surface wear.

Why an older shingle gets brittle, and what treatment changes

Asphalt shingles stay flexible because of the oils in their binder. Years of Pinellas sun bake those oils out. The shingle stiffens, hairline cracks start at the edges, and the mineral granules that shade the asphalt start rinsing into your gutters with every summer storm.

A rejuvenation treatment is a plant-oil spray that soaks back into that dried binder. The shingles bend again instead of snapping, and they keep a firmer hold on the granules they still have. It does not glue down a loose tab, close a hole or stop a leak that is already coming through, which is why the assessment comes first.

Why Largo homeowners call us back

  1. Priced up front, in plain terms

You get one figure for the work we agreed on, explained line by line, before we start. If something changes on the roof, we stop and talk to you before anything is added.

  2. The whole routine under one roof

Algae washing, the small pre-treatment fixes, the treatment itself and the later check-ins are all ours, so nobody has to coordinate three different companies to look after one roof.

  3. We will tell you when it will not help

Some roofs are past the point where oil makes a difference. When yours is one of them, you hear that from us plainly, along with what we would do in your place.

  4. Careful around everything below the roof

Gutters, plants, cars and pool cages get covered or moved before we spray. We leave the driveway the way we found it.

Is your roof one we can help?

A short look on the roof settles it. As a rough guide:

Usually a good fit

  • Asphalt shingles that look faded or feel stiff but still lie flat
  • Granules showing up in the gutters or at the downspouts
  • Black streaks or patches of algae on the north and shaded slopes
  • A roof an inspector or insurer has started asking questions about

Needs something else first

  • Active leaks or soft decking: that is a job for a roofer, not for oil
  • Missing or loose shingles: a tune-up sorts those before any treatment
  • Concrete or clay tile: it gets cleaned and sealed instead, see tile sealing
  • Shingles so worn the mat shows through across whole slopes

From the first call to a finished roof

  1. You call

Tell us what you have noticed and roughly how old the roof is. We ask a few questions and set a time to come out.

  2. We look

On the roof we test how the shingles bend, check the granules, flashing and fasteners, and note any algae or tile wear.

  3. You get the figure

We say which services make sense, which do not, and what the agreed work costs. Nothing is booked until you say so.

  4. We do the work

Washing, fixes and treatment happen on a dry day, with the yard and gutters protected. On most homes the treatment itself takes a few hours.

  5. We keep in touch

We check back after the first heavy rains and, if you want, put the roof on a schedule for later visits.

Had a replacement quote that made you wince?

Before you sign it, let us have a look. If treatment can keep your roof going, you will know what that costs. If it cannot, we will say so.

Questions we get on the phone

How does the cost compare with putting on a new roof?

Treatment is a small part of what a full tear-off and re-roof costs, since the existing roof stays put: no tear-off, no dumpster, no new decking. The exact figure depends on the size and pitch of your roof and on whether it needs washing or small repairs first. You get that figure before any work is booked.

What do you actually check when you come out?

We bend a few shingles to see how brittle they are, look at granule loss, check the flashing, vents and pipe boots, and look for lifted tabs, soft spots and algae. On tile we look for cracked or slipped pieces and how much water the surface is taking on.

Does anything need fixing before you treat?

Often a little. Exposed nail heads get sealed, loose vents and boots get secured, and missing or loose shingles get replaced. We tell you what we found and price it separately, so you can see exactly what is repair and what is treatment.

My roof has black streaks. Do you clean it first?

Yes. The streaks are algae, and treatment should go on a clean roof. We use a low-pressure soft wash, never a pressure washer, so the granules stay where they belong.

Can you treat a tile or metal roof?

The oil treatment is only for asphalt shingles. Concrete and clay tile get a clean and a clear sealer instead, which we also do. We do not work on metal or flat roofs, and you will hear that the moment you mention them.

How much longer will my shingles last after treatment?

It depends on where the roof is starting from, which is why we look before we answer. On a sound asphalt roof the treatment gives back flexibility and slows granule loss, and we will give you our honest read on your roof at the visit.

What if it rains right after you spray?

We book treatment for a dry stretch and watch the forecast closely, because the product needs a few dry hours to soak in. If afternoon storms look likely, we move the date rather than gamble with your roof.

Will walking on an old roof damage it?

We walk aging roofs carefully, in soft-soled shoes, along the lines that carry weight best, and we keep foot traffic to what the job actually needs. If a section is too fragile to walk, we work it from a ladder or leave it out and tell you why.

Where you will find our truck

We work across mid-Pinellas, from the neighborhoods off East Bay Drive and Missouri Avenue to the streets around Walsingham and Ridgecrest. Keeping the area tight lets us hold out for the driest day in the forecast without keeping you waiting long.

A person standing on a roof

A small crew that likes a straight answer

We are a Largo outfit built around one idea: an aging roof deserves a careful look before anyone sells you anything. Some days that ends in a treatment. Some days it ends in a soft wash, a couple of new shingles, or advice to leave it alone for now.
