Tile Roof Cleaning and Sealing in Largo

Tile lasts a long time, but it is porous. In our humid weather it soaks up rain, grows dark stains and slowly loses its finish. Cleaning it gently and sealing it clear puts the brakes on all three.

A different roof, a different job

The oil we use on shingles is made for asphalt. Tile contains none, so that product never goes near it.

What tile needs is cleaning and protection. Concrete tile in particular absorbs water, and the damp surface is exactly what algae and mildew like. We clean the tiles at low pressure, let them dry thoroughly, and apply a clear sealer that reduces how much water the surface takes on.

Is sealing right for your tile?

We check the tiles before any cleaning starts.

Good candidates

  • Concrete or clay tile that has darkened or streaked
  • Tile that stays damp long after rain
  • Faded tile with intact pieces and good fixings

Needs attention first

  • Cracked, broken or slipped tiles
  • Leaks inside the house
  • Damaged underlayment

From grimy tile to sealed

  1. Inspect

We walk the tile carefully and note any broken pieces.

  2. Clean

A low-pressure wash lifts stains and growth without wearing the surface.

  3. Dry

The tile has to be completely dry before sealing, so we plan around the weather.

  4. Seal

A clear sealer goes on evenly across the roof.

Tile sealing questions

Will sealing change how my tile looks?

A clear sealer can deepen the color slightly. We can show you a small test area first if you would like.

Can you fix broken tiles?

Broken or slipped tiles need a tile roofer before cleaning and sealing. We will point them out at the inspection.
